First-Time Home Buyer’s Guide to San Antonio, Texas

Buying your first house can feel like you're supposed to understand a language nobody ever taught you.

Pre-approval. Earnest money. Option period. Appraisal. Closing costs. Escrow.

Then somebody starts talking about interest rates, inspections, property taxes, and homeowners insurance, and suddenly renting for another year doesn't sound so bad. 😂

But here's the good news:

You don't have to know everything before you start. You just need a game plan.

If you're thinking about buying your first home in San Antonio or the surrounding area, here's what you should know.

1. Don't Disqualify Yourself Before You Start

One of the biggest mistakes I see potential buyers make is deciding they can't buy a house before they've actually talked to anyone.

Maybe you're thinking:

  • My credit isn't high enough.
  • I don't have 20% to put down.
  • I have too much debt.
  • Homes are too expensive.
  • Interest rates are too high.
  • I need to save more money.
  • I'm going to wait another year.

Some of those concerns may be legitimate.

But don't guess.

Your first step should be finding out where you actually stand. Even if you're not ready today, knowing what needs to happen over the next three, six, or twelve months gives you something incredibly valuable:

A plan.

2. Figure Out What Monthly Payment You're Comfortable With

There's a big difference between what you may qualify to borrow and what you're comfortable paying every month.

Before falling in love with houses online, think about your actual monthly budget.

Your housing payment can include more than principal and interest. Depending on the property and financing, you may also need to account for things such as:

Property taxes + homeowners insurance + HOA fees + mortgage insurance, if applicable

That's especially important when comparing homes around San Antonio because taxes, insurance, HOA costs, and other expenses can differ from one property or community to another.

I would rather help you find a home that fits your life than put you in a situation where you're stressed every time the mortgage payment comes around.

3. Get Pre-Approved Before You Start Seriously Shopping

This is where a good lender becomes extremely important.

A lender can review your financial situation and help determine what financing options may be available to you.

Depending on your circumstances, those could include conventional, FHA, VA, USDA, or other loan programs.

A pre-approval can also help you understand approximately:

How much you may qualify for, what your estimated payment could look like, how much cash you may need, and which loan options fit your situation.

And if you're not ready?

That's useful information too.

Now we can develop a game plan instead of guessing.

4. No, Every Buyer Doesn't Necessarily Need 20% Down

This is one of the biggest home-buying myths.

There are mortgage programs that may allow qualified buyers to purchase with considerably less than 20% down.

For eligible VA borrowers, for example, a VA-backed purchase loan may offer 100% financing, meaning a down payment may not be required.

Other programs have their own down-payment requirements and qualification standards.

The important point is:

Don't assume you need tens of thousands of dollars saved before you can even have the conversation.

Talk with a qualified lender and find out what applies to your situation.

5. Decide Where Around San Antonio You Want to Live

Now we get to the fun part.

San Antonio is a huge market, and buyers can look beyond just the city limits.

Depending on your needs, your search could include areas such as:

Northeast San Antonio, Northwest San Antonio, Far West San Antonio, North Central San Antonio, South San Antonio, Boerne, Cibolo, Converse, New Braunfels, Seguin, Castroville, and other surrounding communities.

If you're military and PCSing to Joint Base San Antonio, your commute to Lackland, Randolph, or Fort Sam Houston may also play a major role in where you search.

Instead of asking only:

"What's the best area?"

I like asking:

"What's the right area for YOU?"

Consider your commute, budget, preferred home style, new construction versus resale, amenities, proximity to the places you regularly use, and other priorities that matter to your household.

6. New Construction or Resale?

San Antonio buyers have both options.

New construction may offer:

A brand-new home, newer building materials and systems, builder warranties, contemporary floor plans, and sometimes builder incentives.

Resale may offer:

Established neighborhoods, different locations, mature landscaping, existing improvements, and homes that may have features or character you don't find in newer communities.

Neither is automatically better.

It's about which one works for you.

And here's something first-time buyers sometimes don't realize:

If you're considering new construction, you can still have your own real estate agent representing you rather than simply walking into the builder's sales office by yourself.

7. Start Touring Homes

Now we finally get to walk through some houses. 🏠

This is where your priorities often change.

You might think you absolutely need a huge backyard until you see how much maintenance comes with it.

You may discover that the giant primary bedroom isn't nearly as important as the kitchen.

Or you might walk into one primary bathroom and immediately think:

Yep. This is the one. 😂

Touring homes helps turn your wish list into an actual buying strategy.

Don't just look at pretty finishes.

Pay attention to the layout, storage, condition, location, potential maintenance, commute, HOA if applicable, and whether the house actually fits your everyday life.

8. Making an Offer

Once you find a house you want, your Realtor helps you determine how to structure an offer.

Price is important—but it's not the only part of an offer.

Depending on the transaction, we'll consider items such as the proposed sales price, financing, earnest money, option period, closing date, requested seller contributions, and other contract terms.

This is where having an agent who understands Texas contracts and negotiation becomes particularly valuable.

The goal isn't simply:

"Get the house."

The goal is to help you make an informed offer while protecting your interests throughout the transaction.

9. Understand Earnest Money and the Option Period

These are two terms Texas first-time buyers should learn early.

Earnest money is money delivered according to the contract that demonstrates the buyer's commitment to the transaction.

The option period, when provided for in the contract, generally gives the buyer a negotiated period during which the buyer has an unrestricted right to terminate the contract, subject to the terms of the agreement and payment of the option fee.

These involve important contractual deadlines.

Your agent should help you understand exactly what is due, where it goes, and when it is due.

Don't rely on something you saw in a social-media video for contract deadlines.

10. Get the Home Inspected

Once you're under contract, a professional home inspection can help you better understand the property's condition.

The inspector may evaluate numerous components and systems of the property and identify items that deserve additional attention.

A home inspection isn't the same thing as an appraisal.

Think of it simply:

Inspection = condition

Appraisal = value assessment for the lender

After receiving the inspection report, your Realtor can help you understand your options under your contract and determine what conversations or negotiations may be appropriate.

11. The Appraisal

If you're financing the home, your lender will typically require an appraisal.

The appraisal provides the lender with an independent opinion of the property's value.

If the appraisal supports the transaction, you continue moving toward closing.

If there's an appraisal issue, what happens next depends on your contract, financing, appraisal provisions, and the circumstances involved.

This is another reason having the right professionals around you matters.

12. Don't Forget About Closing Costs

Your down payment and your closing costs are not necessarily the same thing.

Closing costs and other amounts due at closing can include lender charges, title-related charges, prepaid expenses, insurance, taxes or escrow-related amounts, and other transaction expenses.

The exact amount varies.

Depending on the transaction, there may also be opportunities for negotiated seller contributions, builder incentives, or lender programs.

But never assume somebody else will automatically pay your closing costs.

Get actual numbers for your specific transaction.

13. Do Your Final Walk-Through

We're getting close. 🔑

Shortly before closing, buyers generally conduct a final walk-through of the property.

This isn't another full home inspection.

It's an opportunity to verify the property's condition before closing and address appropriate concerns if something has materially changed or agreed-upon matters require attention.

And then...

14. Closing Day 🎉

This is the part everybody has been waiting for.

You'll sign the necessary closing documents, the transaction will proceed through funding and closing, and once everything required has occurred...

You get the keys. 🔑🏠

You went from:

"I don't even know if I can buy a house."

to:

"This is MY house."

That's a pretty incredible feeling.
