Buying a Home in San Antonio Before You Arrive: A Military PCS Guide

by Jay Lopez

Buying a Home in San Antonio Before You Arrive: A Military PCS Guide

You got the orders.

PCS TO SAN ANTONIO.

Awesome.

There's just one small problem...

You're currently sitting in:

Virginia.

California.

Germany.

Korea.

Japan.

Or somewhere else that's definitely not Texas.

๐Ÿ˜‚

And now you're wondering:

โ€œCAN I ACTUALLY BUY A HOUSE IN SAN ANTONIO BEFORE I GET THERE?โ€

Potentially, yes.

Military families buy homes from another city, another state, and sometimes another country.

But buying remotely changes the process.

You need:

A PLAN.

Because buying a home you haven't personally walked through isn't something I want you doing based on six listing photos and:

โ€œLooks good to me.โ€

๐Ÿ˜‚

Here's how I would approach it.

Step 1: Start Before You Arrive in San Antonio

One of the biggest mistakes PCS buyers can make is waiting until they arrive to start figuring everything out.

You don't necessarily need to buy before you arrive.

But you can start preparing.

Before the moving truck heads toward Texas, you can begin working on:

VA eligibility

Certificate of Eligibility

Lender conversations

Pre-approval

Comfortable monthly budget

San Antonio-area research

Commute planning

Home criteria

New construction options

and:

PCS timing.

That way, when it's time to actually shop:

WE'RE READY.

Step 2: Talk to a Lender Early

If you're planning to finance the purchase, this should happen early.

Especially if you're using:

๐Ÿ‡บ๐Ÿ‡ธ VA FINANCING.

A lender can review your:

Income

Credit

Debt

Assets

VA eligibility

Entitlement

and other financial information.

If you already have a VA loan somewhere else, this becomes even more important.

Remember Blog #38?

YOU MAY STILL HAVE OPTIONS.

Your lender can determine whether you have sufficient remaining entitlement for another VA purchase and how the existing property affects qualification.

Don't Shop Based Only on Purchase Price

This is especially important when you're shopping remotely.

Don't tell me:

โ€œJay, show me everything under $400,000.โ€

That's only half the conversation.

I'd rather know:

โ€œWHAT MONTHLY HOUSING COST ARE YOU COMFORTABLE WITH?โ€

Because two homes with the same price can have different total monthly costs.

Depending on the property, consider:

Principal and interest

Property taxes

Homeowners insurance

HOA dues

and other applicable costs.

BUY THE PAYMENT THAT FITS YOUR LIFE.

Not simply the biggest number on your pre-approval letter.

Step 3: Understand Just How Big San Antonio Is

This is important.

San Antonio is not a tiny military town where everything is five minutes from the gate.

๐Ÿ˜‚

The San Antonio metro is geographically large.

And the Joint Base San Antonio installations are spread across different parts of the area.

Major JBSA locations include:

๐Ÿ‡บ๐Ÿ‡ธ LACKLAND

๐Ÿ‡บ๐Ÿ‡ธ RANDOLPH

and:

๐Ÿ‡บ๐Ÿ‡ธ FORT SAM HOUSTON

So when somebody tells me:

โ€œI'm PCS'ing to San Antonio.โ€

My next question is:

โ€œWHERE ARE YOU ACTUALLY REPORTING?โ€

That can dramatically affect which locations you want to investigate.

Step 4: Don't Pick a House Before You Understand the Commute

This is one of my biggest recommendations for military buyers.

That beautiful house online might look perfect.

Great kitchen.

Huge backyard.

Four bedrooms.

New construction.

Then you realize:

YOU DON'T LIKE THE DAILY DRIVE TO WORK.

That's a problem.

๐Ÿ˜‚

Before we narrow down homes, let's look at objective factors such as:

Distance

Typical route options

Work schedule

Gate access

Traffic patterns

and other commute considerations.

Traffic changes by time and conditions, so I don't want to promise:

โ€œThis is exactly a 22-minute commute.โ€

Instead:

WE INVESTIGATE IT.

Step 5: Tell Me What Matters to YOUR Household

I don't want to decide where you should live.

That's your choice.

Instead, tell me what you're looking for.

Maybe your priorities are:

Shorter commute

Larger yard

New construction

More interior space

Lower target payment

Garage space

Home office

One-story home

Larger lot

Community amenities

Easy highway access

Room for pets

Home + acreage

Now we can objectively search for properties matching your criteria.

Fair Housing Matters Here

A Realtor should help you evaluate properties based on objective housing criteria.

I won't tell you:

โ€œThis is a good neighborhood.โ€

or:

โ€œYou don't want to live there.โ€

Instead, I can help you find objective information and direct you toward resources so you can evaluate factors important to your household.

That includes things like:

Commute

Property features

Price

Taxes

HOA information

Available public school information

Municipal information

and other objective criteria.

YOU CHOOSE THE AREA.

I help you understand the real estate.

Step 6: Build Your San Antonio Home Search

Once we understand:

Budget

Payment

Duty location

Timeline

and:

Property priorities

we can build the search.

Instead of scrolling through hundreds of random listings every night:

WE FILTER THE NOISE.

Maybe your search becomes:

Under $375,000

3+ bedrooms

2+ bathrooms

Two-car garage

Newer construction

Specific geographic search area

Target commute parameters

Now we're getting somewhere.

Step 7: Use Virtual Home Tours

This is where remote buying becomes much easier.

A virtual tour shouldn't simply be:

โ€œHere's the living room.โ€

โ€œHere's the kitchen.โ€

โ€œHere's the bedroom.โ€

Done.

๐Ÿ˜‚

If I'm walking a house for somebody who isn't there, I want to help them see the things listing photos don't show.

What Should a Remote Home Tour Show?

We should look at:

๐Ÿ  THE EXTERIOR

Condition.

Roof from visible areas.

Driveway.

Garage.

Exterior walls.

๐ŸŒณ THE LOT

Backyard.

Side yards.

Drainage characteristics we can observe.

Slopes.

Fences.

Nearby structures.

๐Ÿšช THE ENTRY

What do you actually see when you walk through the front door?

๐Ÿ“ THE FLOOR PLAN

Does the house flow the way you expected?

Listing photos can make rooms feel completely different.

๐Ÿ›‹๏ธ ROOM SIZE

Can your furniture actually fit?

๐Ÿ”ง VISIBLE CONDITION

Walls.

Ceilings.

Floors.

Doors.

Windows.

Fixtures.

๐Ÿš— GARAGE

Can you actually fit your vehicles and storage?

๐ŸŒž NATURAL LIGHT

Something photographs don't always communicate accurately.

๐Ÿ”Š SURROUNDING CONDITIONS

What can we observe and hear while we're physically there?

That's useful context a listing photo cannot provide.

I Want to Show You the Bad Stuff Too

This is important.

If I'm doing a remote showing, my job isn't to convince you:

โ€œTHIS HOUSE IS AMAZING!โ€

My job is to help you evaluate it.

If I see:

Cracked tile

Water staining

Damaged trim

Worn flooring

Fence damage

A tiny backyard

A weird room layout

Something that looks different from the photos

I WANT YOU TO SEE IT.

You can't make an informed decision if I only show you the pretty kitchen.

Step 8: Use Video Strategically

For remote buyers, we can potentially use:

Live video calls

Recorded walkthroughs

Photos

Listing media

Builder information

Maps

and other resources.

If you're twelve hours ahead overseas, a recorded walkthrough might make more sense than trying to FaceTime while one of us should be sleeping.

๐Ÿ˜‚

The goal isn't fancy video production.

THE GOAL IS INFORMATION.

Step 9: Don't Skip the Home Inspection Because You're Not Here

This one is huge.

๐Ÿšจ REMOTE BUYER DOES NOT MEAN SKIP INSPECTION.

A professional home inspection can be especially valuable when you haven't personally walked through the property.

And remember:

๐Ÿ‡บ๐Ÿ‡ธ VA APPRAISAL โ‰  HOME INSPECTION.

The VA appraisal addresses value and applicable VA property requirements.

It does not replace your own due diligence concerning the home's condition.

Can You Attend the Inspection Remotely?

Often, we can coordinate information even if you can't physically attend.

Depending on the inspector and transaction, you may receive:

Inspection report

Photos

Video

and opportunities to discuss findings.

Your agent can also help coordinate access and communication.

The exact process depends on the inspector and circumstances.

What If the Inspection Finds Problems?

Then we evaluate them just like we would if you were standing in San Antonio.

Depending on your contract and timing, possible responses may include:

Accepting the property as-is

Requesting repairs

Requesting another negotiated solution

or exercising contractual rights that may be available.

The exact options depend on:

YOUR CONTRACT AND DEADLINES.

That's why remote buying doesn't mean:

โ€œSet it and forget it.โ€

We still watch the calendar.

Step 10: Consider New Construction

For some PCS buyers, new construction may be worth comparing with resale.

San Antonio has substantial new-home development across the metro.

Depending on current availability, you may find:

Inventory homes

Quick move-in homes

Homes already under construction

or:

Build-from-scratch opportunities.

Why Quick Move-In Homes Can Be Interesting for PCS Buyers

Timing.

If your PCS date is approaching, you probably don't want to hear:

โ€œFantastic! Your house should be ready sometime next spring.โ€

๐Ÿ˜‚

A completed or nearly completed inventory home may better match a shorter military timeline.

But availability changes constantly.

So:

VERIFY THE ACTUAL COMPLETION STATUS.

Builder Incentives Can Matter

Builders may offer things such as:

Closing-cost assistance

Interest-rate incentives

Temporary or permanent rate buydowns

Price reductions

Upgrades

or other promotions.

But incentives change.

They may also require:

Preferred lender

Specific inventory

Approved credit

Specific closing dates

and other conditions.

So don't shop based on:

โ€œ3.99%!โ€

written on an ad without reading the fine print.

VA + New Construction Can Work

As we discussed in Blog #35:

๐Ÿ‡บ๐Ÿ‡ธ VA FINANCING MAY BE USED FOR QUALIFYING NEW-CONSTRUCTION PURCHASES.

But the property, builder, lender and transaction still need to satisfy applicable requirements.

For remote military buyers, an inventory home with available VA financing can potentially be one option worth comparing.

Step 11: Get Homeowners Insurance Quotes Early

Don't wait until three days before closing.

Once you're serious about a property:

SHOP INSURANCE.

Insurance can affect your total monthly housing cost.

And availability and premiums can differ between properties.

This is another reason I don't want you choosing a house based solely on:

Purchase price.

Step 12: Understand the VA Appraisal

If you're using VA financing, the lender will order the VA appraisal.

Remember Blog #33:

The VA appraisal generally addresses:

VALUE

and:

APPLICABLE MINIMUM PROPERTY REQUIREMENTS.

It isn't your inspection.

And if the value comes in below the contract price, we'll need to evaluate the available options.

Step 13: Stay Financially Boring Until Closing

This applies whether you're buying remotely or sitting in San Antonio.

Once you're under contract:

DON'T RANDOMLY BUY A TRUCK.

๐Ÿ˜‚

Also be cautious about:

Opening new credit

Financing furniture

Running up credit cards

Moving large amounts of money without documentation

Changing employment

or other significant financial changes.

Before doing anything unusual:

CALL YOUR LENDER.

โ€œBut Jay, I Need Furniture for the New House.โ€

I know.

๐Ÿ˜‚

Buy it after you confirm with your lender that doing so won't create an underwriting problemโ€”or better yet, wait until the loan has closed and funded when practical.

That furniture store will still happily take your money later.

I promise.

Step 14: Can You Close Without Being Physically in San Antonio?

Depending on the transaction and applicable legal, lender, title, and signing requirements, remote signing options may be available.

But don't assume:

โ€œEverything will automatically be electronic.โ€

Some documents or transactions can have specific execution, notarization or lender requirements.

If you're overseas, planning becomes even more important.

Tell:

Your lender

Your Realtor

and:

Your title/closing team

EARLY that you expect to be away at closing.

What About a Power of Attorney?

Military transactions sometimes involve a Power of Attorney when one spouse or borrower cannot attend.

But this needs to be handled carefully.

DO NOT WAIT UNTIL CLOSING DAY.

The lender and title company need to review whether the proposed POA is acceptable and what form or language is required for the transaction.

This is an area where proper legal and lender guidance matters.

Step 15: Watch Out for Wire Fraud

Remote buyers can be particularly vulnerable because so much communication happens electronically.

๐Ÿšจ NEVER TRUST WIRING INSTRUCTIONS JUST BECAUSE THEY ARRIVED BY EMAIL.

Criminals can impersonate:

Realtors

Lenders

Title companies

and other parties.

Before sending money:

VERIFY WIRING INSTRUCTIONS USING A TRUSTED PHONE NUMBER YOU INDEPENDENTLY CONFIRM.

If you receive an email saying:

โ€œOur wiring instructions changed.โ€

Stop.

Call.

Verify.

DO NOT WIRE MONEY BASED SOLELY ON AN EMAIL.

Step 16: Plan the Closing Around Your PCS

PCS dates can move.

Closings can move.

Shipments can move.

Military schedules can move.

Basically:

EVERYTHING CAN MOVE.

๐Ÿ˜‚

So build some flexibility into the plan where possible.

Think about:

Report date

Leave

Household goods delivery

Temporary lodging

Closing date

Possession

and:

When you actually need somewhere to sleep.

Should You Buy Before You Arrive or Rent First?

There isn't one correct answer.

Buying before arrival may make sense if:

You understand the area you're considering.

Your finances are ready.

You have a clear housing plan.

You're comfortable with remote due diligence.

You find a property that fits.

Renting first may make sense if:

You want to experience San Antonio before choosing.

Your PCS timeline is uncertain.

You're not financially ready.

You haven't decided where you want to live.

Or:

YOU JUST DON'T WANT TO BUY A HOUSE FROM 5,000 MILES AWAY.

๐Ÿ˜‚

That's completely reasonable.

The goal isn't:

BUY AT ALL COSTS.

The goal is:

MAKE AN INFORMED DECISION.

PCS to San Antonio: Your Remote Buying Game Plan

Here's the simplified version.

๐Ÿ‡บ๐Ÿ‡ธ STEP 1 โ€” GET THE ORDERS

San Antonio bound.

๐Ÿฆ STEP 2 โ€” TALK TO A VA LENDER

Eligibility + entitlement + pre-approval.

๐Ÿ’ฐ STEP 3 โ€” SET YOUR COMFORTABLE PAYMENT

Not simply maximum approval.

๐Ÿ“ STEP 4 โ€” IDENTIFY YOUR DUTY LOCATION

Lackland?

Randolph?

Fort Sam?

Another JBSA assignment?

๐Ÿš— STEP 5 โ€” RESEARCH COMMUTE OPTIONS

Objective information first.

๐Ÿ  STEP 6 โ€” BUILD YOUR PROPERTY SEARCH

Based on your criteria.

๐Ÿ“ฑ STEP 7 โ€” TOUR HOMES REMOTELY

Live or recorded.

๐Ÿ” STEP 8 โ€” COMPLETE YOUR DUE DILIGENCE

Inspection + property research.

๐Ÿ‡บ๐Ÿ‡ธ STEP 9 โ€” COMPLETE VA APPRAISAL

When applicable.

๐Ÿ›ก๏ธ STEP 10 โ€” VERIFY INSURANCE

Know the cost.

๐Ÿ“ STEP 11 โ€” COMPLETE LOAN & TITLE REQUIREMENTS

Keep finances boring.

๐Ÿ”‘ STEP 12 โ€” CLOSE

Potentially with remote arrangements if permitted and properly coordinated.

๐Ÿ“ฆ STEP 13 โ€” ARRIVE IN SAN ANTONIO

And hopefully:

YOUR HOUSE IS WAITING FOR YOU.

What I Need From You to Start

If you're PCS'ing to San Antonio, send me:

1. Duty location

Lackland, Randolph, Fort Sam or other assignment.

2. Approximate report date

3. Current location

4. Price/payment range

5. VA or other financing

6. New construction or resale

7. Bedrooms/bathrooms

8. Your top three property priorities

That's enough to start building the plan.

The Bottom Line

๐Ÿ‡บ๐Ÿ‡ธ YESโ€”YOU MAY BE ABLE TO BUY A SAN ANTONIO HOME BEFORE YOU EVER ARRIVE IN TEXAS.

Technology makes remote shopping much easier.

But technology isn't the strategy.

The strategy is:

FINANCING

TIMING

COMMUTE RESEARCH

VIRTUAL TOURS

INSPECTION

APPRAISAL

INSURANCE

TITLE

and:

COMMUNICATION.

You shouldn't feel like you're blindly buying a house from across the country.

You should feel like:

YOU KNOW WHAT YOU'RE BUYING.

Even if you've never physically stood in the living room.
