PCS to Lackland AFB: What Home Buyers Should Know

by Jay Lopez

PCS to Lackland AFB: What Home Buyers Should Know

You got the orders:

PCS TO LACKLAND.

Welcome to San Antonio.

Now comes the fun part:

WHERE ARE YOU GOING TO LIVE?

And if you've never been stationed here before, you may be looking at a giant San Antonio map thinking:

“Okay... Lackland is over here.”

“This house is over there.”

“Google says 24 minutes.”

“That doesn't look bad.”

😂

Not so fast.

If you're PCSing to JBSA-Lackland, your home search should start with more than a pretty house and a mileage calculation.

Let's build the search around:

📍 DUTY LOCATION

🚗 COMMUTE

💰 PAYMENT

🏠 PROPERTY

📦 PCS TIMELINE

Then we find the house.

First: Where Is JBSA-Lackland?

JBSA-Lackland is located on the west/southwest side of San Antonio.

It's part of Joint Base San Antonio and is one of the area's major military installations.

If you're reporting to Lackland, location matters because the San Antonio metro is spread out.

A home can have:

The right price

The right floor plan

The right backyard

and:

The wrong commute for you.

That's why my first question isn't:

“HOW MANY BEDROOMS?”

It's:

“WHERE EXACTLY ARE YOU REPORTING?”

Lackland AFB or JBSA-Lackland?

You'll hear both.

People still commonly say:

Lackland AFB

or simply:

Lackland.

Officially, you'll generally see the installation referred to as:

JBSA-LACKLAND

So if you're searching online and see all three terms, we're talking about the same major San Antonio installation.

Step 1: Figure Out Your Actual Work Location

This is important because simply saying:

“I'm assigned to Lackland”

doesn't necessarily tell us everything about your daily routine.

Ask:

Where will I normally report?

What gate or access point will I typically use?

What time do I usually report?

Will I work traditional hours?

Will I have PT before work?

Will I work shifts?

Those details can change how you evaluate a commute.

Don't Search for “Homes Near Lackland” Yet

Seriously.

😂

First determine what near means to you.

Maybe you're comfortable with:

15 minutes.

Maybe:

30 minutes.

Maybe you'd rather drive farther if it gets you a home that better fits your budget and priorities.

That's your decision.

Our job is to give you the information to make it.

Miles Don't Tell the Whole Story

Imagine two homes.

HOUSE A

10 miles from Lackland.

HOUSE B

16 miles from Lackland.

Automatically choose House A?

NOPE.

The actual commute can depend on:

Roads

Highway access

Traffic

Construction

Installation access

Gate

and:

Time of day.

So we evaluate routes—not simply miles.

Step 2: Decide What You Actually Want From the House

This sounds obvious.

But PCS buyers can get overwhelmed quickly.

You're already dealing with:

Orders

Moving

Transportation

Household goods

Schools or childcare research if applicable

Pets

Travel

and approximately:

9,472 military forms.

😂

So simplify the house search.

Use the Three-List System

🔴 MUST HAVE

Things the home genuinely needs.

Examples:

3 bedrooms

2 bathrooms

Garage

Home office

Specific maximum payment

Buyer-selected geographic search boundary

🟡 WOULD LIKE

Things you strongly prefer.

Maybe:

One story

Covered patio

Larger yard

Fourth bedroom

Open kitchen

🟢 BONUS

Things that would be great.

Maybe:

Three-car garage

Game room

Oversized lot

Outdoor kitchen

Pool

If we find all three lists?

Fantastic.

If not:

PROTECT THE MUST-HAVES FIRST.

Step 3: Establish the Monthly Payment Before the Purchase Price

Military buyers often ask:

“What can I buy for $350,000 near Lackland?”

That's useful.

But I'd rather start with:

“WHAT MONTHLY HOUSING COST ARE YOU COMFORTABLE WITH?”

Because purchase price alone doesn't determine your payment.

Depending on the property and financing, your housing payment can include:

Principal

Interest

Property taxes

Homeowners insurance

Mortgage insurance when applicable

and:

HOA dues.

Two similarly priced houses can produce different monthly costs.

What About BAH?

Yes, look at your BAH.

But don't treat it like this:

BAH = MORTGAGE BUDGET

Your housing decision should consider your entire household financial picture.

Maybe you're comfortable spending less than BAH.

Maybe your household income supports a different number.

Maybe you have:

Vehicle payments

Debt

Savings goals

Travel

or other expenses.

BAH IS PART OF THE EQUATION.

Not the entire equation.

Step 4: If You're Using VA, Start the Financing Conversation Early

For eligible service members and Veterans, VA financing may provide significant benefits.

Potential benefits include:

🇺🇸 NO VA-REQUIRED DOWN PAYMENT

for qualifying borrowers with sufficient entitlement,

and:

🇺🇸 NO MONTHLY PRIVATE MORTGAGE INSURANCE.

But remember:

$0 DOWN ≠ $0 OUT OF POCKET.

You may still have:

Closing costs

Prepaid expenses

Inspection expenses

Contract deposits

and other transaction-specific costs.

Get Your COE and Pre-Approval

Your Certificate of Eligibility helps establish your VA home-loan eligibility and entitlement information.

But:

COE ≠ PRE-APPROVAL.

Your lender still needs to evaluate your finances.

So ideally:

COE

  •

Financial review

  •

Comfortable payment

=

READY TO SHOP.

Already Used Your VA Loan?

That's okay.

Using the VA benefit once doesn't automatically mean you can't use it again.

Depending on your circumstances, you may have:

Restored entitlement

or:

Remaining entitlement.

You may even still have another VA-financed property.

Don't guess.

HAVE THE LENDER PULL THE COE AND RUN THE NUMBERS.

Step 5: Resale vs. New Construction Near Your Search Area

This is worth comparing.

San Antonio's western side and broader surrounding market can offer both resale and new-construction opportunities depending on current inventory.

And for a PCS buyer:

TIMING MATTERS.

Resale Homes

A resale property may offer:

Existing improvements

Established landscaping

Existing neighborhood infrastructure

and:

Potential seller negotiation depending on the market and property.

Availability and condition vary tremendously.

New Construction

Depending on current builder inventory, you may find:

Completed inventory homes

Quick move-in homes

Homes under construction

To-be-built homes

For PCS buyers, the first two can be particularly worth comparing when your report date is approaching.

“Quick Move-In” Does Not Mean “Ready Tomorrow”

😂

Always verify:

Construction status

Estimated completion

Utility status

Required inspections

Appraisal timing

and:

Closing availability.

Don't schedule the moving truck based on:

“Should be ready soon.”

Builder Incentives Can Be Valuable

Depending on current promotions, builders may offer:

Closing-cost assistance

Interest-rate incentives

Rate buydowns

Price reductions

Upgrades

or other benefits.

But verify:

THE ACTUAL TERMS.

A promoted rate may require:

Approved credit

Preferred lender

Specific property

Specific financing

and:

Closing by a certain date.

Compare the Whole Deal

Imagine:

HOME A

$335,000 resale

No seller assistance.

HOME B

$350,000 new construction

Builder closing-cost assistance + financing incentive.

Which one is better?

WE DON'T KNOW YET.

Compare:

Payment

Cash to close

Taxes

Insurance

HOA

Rate

Condition

Repairs

Warranty

Location

and:

Commute.

The biggest incentive banner doesn't automatically create the best deal.

Step 6: What If You're Still at Your Current Duty Station?

You can start remotely.

You don't necessarily have to wait until you physically arrive in San Antonio.

We can begin with:

Financing

Search criteria

Listing reviews

Maps

Builder inventory

and:

Virtual tours.

What Does a Good Virtual Tour Look Like?

Not:

“Here's the kitchen.”

“Here's the bedroom.”

“Here's the backyard.”

“Okay bye!”

😂

If you're buying from another state, I want you to see the property like you're standing there.

I'll Show You the Pretty Stuff...

Of course we'll look at:

Kitchen

Living room

Primary suite

Backyard

and everything that attracted you to the listing.

But we're also looking at:

THE STUFF THE LISTING PHOTOS DIDN'T SHOW.

That Includes:

Driveway

Garage

Side yards

Visible grading

Fences

Storage

Ceilings

Floors

Visible wear

Room dimensions and layout

Utility areas

Exterior condition

What surrounds the property

If something looks weird:

YOU'RE GOING TO SEE IT.

😂

Step 7: Don't Skip the Inspection

Buying remotely does not mean:

“THE VA APPRAISER WILL CHECK EVERYTHING.”

Remember:

🇺🇸 VA APPRAISAL ≠ HOME INSPECTION.

The appraisal and inspection have different purposes.

A professional home inspection can help you understand the accessible condition of the property.

Even New Construction?

YES, CONSIDER INSPECTING NEW CONSTRUCTION TOO.

Brand new doesn't mean human beings stopped making mistakes.

😂

Your inspection strategy may differ depending on the stage of construction and transaction, but don't automatically assume:

“It's new, so there's nothing to inspect.”

Step 8: Understand the Texas Contract Timeline

Once you're under contract:

THE CLOCK STARTS.

Your contract may contain deadlines involving:

Earnest money

Option fee

Termination rights

Financing

Appraisal

and other obligations.

A PCS schedule doesn't stop the contract clock.

So if you're buying remotely:

COMMUNICATION IS EVERYTHING.

Step 9: Get Insurance Quotes Early

Once you've narrowed in on a property:

CHECK HOMEOWNERS INSURANCE.

Insurance affects:

Qualification

and:

Monthly housing cost.

Don't assume the quote on one property will be identical to another.

Step 10: Keep Your Finances Boring

This should be printed on every PCS folder.

😂 KEEP YOUR FINANCES BORING UNTIL CLOSING.

Moving makes people spend money.

New furniture.

New truck.

Credit card.

Personal loan.

Appliances.

Before taking on new debt or making a significant financial move:

CALL YOUR LENDER.

“But My New House Needs a Refrigerator.”

It will still need one after closing.

😂

Don't jeopardize your mortgage for a stainless-steel refrigerator.

Step 11: Coordinate Your PCS and Closing

Think about:

Report date

Leave dates

Temporary lodging

Household-goods arrival

Closing

Possession

Travel

and:

Backup plan.

Because real estate closings can change.

And military schedules?

NEVER.

😂

Okay... maybe occasionally.

What If You Can't Be Here for Closing?

Tell your:

Realtor

Lender

and:

Title company

early.

Depending on the transaction and requirements, remote signing arrangements may be possible.

If you're considering using a Power of Attorney, have it reviewed and approved by the appropriate professionals well before closing.

Step 12: Protect Yourself From Wire Fraud

This deserves repeating in every remote-buyer guide.

🚨 NEVER WIRE MONEY BASED SOLELY ON AN EMAIL.

Independently verify wiring instructions using a trusted phone number for the closing company.

If an email says:

“Our wiring instructions changed.”

Stop.

Call.

Verify.

Should You Buy Before You Arrive?

Maybe.

Maybe not.

Buying remotely may make sense if:

Your finances are ready

You understand your criteria

You're comfortable with virtual due diligence

Your PCS timeline supports it

and:

You find the right property.

Renting First Is Also an Option

If you're not comfortable buying remotely:

DON'T FORCE IT.

You could rent temporarily and get to know San Antonio yourself.

Buying isn't a race.

The purpose of starting early isn't to pressure you into buying.

It's to make sure:

YOU HAVE OPTIONS.

What About Buying a Home With Land?

Some buyers PCSing to Lackland aren't looking for a typical subdivision home.

Maybe you want:

Larger lot

Acreage

Workshop space

Manufactured home + land

or something different.

That's another search entirely.

Financing, utilities, septic, well, access, surveys, restrictions and property characteristics can become more important.

Again:

TELL ME WHAT YOU ACTUALLY WANT.
