PCS to Randolph AFB: What Home Buyers Should Know

by Jay Lopez

PCS to Randolph AFB: What Home Buyers Should Know

You got the orders:

PCS TO RANDOLPH.

Welcome to San Antonio.

Now comes the question almost every incoming military buyer asks:

“WHERE SHOULD I LIVE?”

And my answer isn't going to be:

“You should live here.”

Because that's your decision.

Instead, we're going to figure out:

📍 WHERE YOU'RE REPORTING

🚗 WHAT COMMUTE WORKS FOR YOU

💰 WHAT PAYMENT FITS YOUR BUDGET

🏠 WHAT KIND OF HOME YOU WANT

and:

📦 WHEN YOU NEED TO BE HERE

Then we build the home search around you.

Because when you're PCSing to Randolph, the goal isn't simply finding a house.

IT'S FINDING A HOUSE THAT WORKS WITH YOUR NEXT ASSIGNMENT.

First: Where Is Randolph?

You'll hear several names:

Randolph AFB

Randolph Air Force Base

JBSA-Randolph

Today, the installation is part of Joint Base San Antonio and is generally referred to as:

JBSA-RANDOLPH

It's located northeast/east of central San Antonio.

That location matters because San Antonio is spread out.

A house can look close on a map while the actual daily drive tells a different story.

Step 1: Start With Your Duty Location—Not Zillow

I know.

You already have 37 houses saved.

😂

But before we start looking at kitchens and backyards, let's answer:

WHERE WILL YOU ACTUALLY BE WORKING?

And then:

What time do you report?

What hours will you normally work?

Which installation access point will you typically use?

How much commuting are you comfortable with?

Those answers help us create a much smarter search.

Don't Just Search “Homes Near Randolph”

Because:

WHAT DOES “NEAR” MEAN TO YOU?

Five miles?

Fifteen miles?

Twenty-five minutes?

Forty minutes?

Maybe you want to live closer to work.

Maybe you'd rather accept a longer commute for:

More house

Different property type

Larger lot

New construction

or another priority.

Neither answer is automatically right.

YOU SET THE PARAMETERS.

Commute Time Is More Than Mileage

Imagine:

HOME A — 8 miles away

and:

HOME B — 14 miles away.

House A must have the better commute, right?

Not necessarily.

Your actual drive can depend on:

Road access

Traffic

Construction

Time of day

Installation access

and:

Your work schedule.

So instead of simply looking at the number of miles:

LOOK AT THE ROUTE.

Step 2: Build Your Housing Search Around Your Priorities

Once we know your duty location and commute preferences, we start defining the house.

Use three categories.

🔴 MUST HAVE

These are requirements.

Maybe:

3 bedrooms

2 bathrooms

Two-car garage

Home office

Maximum comfortable payment

Buyer-selected geographic area

🟡 WOULD LIKE

Things you'd really like but could compromise on.

Maybe:

One story

Covered patio

Fourth bedroom

Large kitchen

Bigger backyard

🟢 BONUS

Things that would make you say:

“Okay Jay, this one is pretty damn nice.”

😂

Maybe:

Three-car garage

Game room

Oversized lot

Outdoor kitchen

Workshop

The system keeps you focused when every house starts blending together.

Step 3: Look at More Than Just San Antonio

Depending on the geographic search boundaries you choose, a Randolph-area home search may include properties in San Antonio as well as nearby communities.

You may see listings associated with places such as:

Converse

Universal City

Schertz

Cibolo

and other surrounding areas.

That doesn't mean I'm telling you:

“YOU SHOULD LIVE IN CIBOLO.”

or:

“SCHERTZ IS BETTER.”

We're simply expanding the property search based on the criteria you give me.

How Should You Compare Locations?

Use objective information.

Compare things like:

Distance to your duty location

Route options

Home prices

Available inventory

Property taxes

HOA information

Home age

Lot size

Property features

New-construction availability

and other factors important to you.

For schools and other community information, use appropriate public and third-party resources to make your own evaluation.

YOU CHOOSE THE LOCATION.

I help you understand the real estate.

Step 4: Start With Monthly Housing Cost

A lot of buyers start with:

“I want to stay under $400,000.”

That's useful.

But I also want to know:

WHAT MONTHLY HOUSING COST FEELS COMFORTABLE?

Because purchase price is only part of the equation.

Depending on the property and financing, housing expenses may include:

Principal

Interest

Property taxes

Homeowners insurance

Mortgage insurance when applicable

HOA dues

and other costs.

Two $350,000 Houses May Not Cost the Same Per Month

This is especially important when you're comparing different areas or new construction communities.

House A:

$350,000

House B:

$350,000

Same payment?

NOT NECESSARILY.

Taxes can differ.

Insurance can differ.

HOA dues can differ.

Financing can differ.

Builder incentives can differ.

So don't just compare:

PRICE vs. PRICE.

Compare:

TOTAL COST vs. TOTAL COST.

Step 5: How Should BAH Fit Into the Plan?

Your Basic Allowance for Housing can obviously be an important part of your household budget.

But:

🚨 BAH IS NOT A MORTGAGE CALCULATOR.

Your BAH doesn't tell you how much house you should buy.

Look at the whole financial picture:

Income

Debt

Savings

Transportation

Utilities

Food

Family expenses

Emergency savings

and:

Long-term goals.

Then determine the housing payment you're comfortable carrying.

Step 6: Using a VA Loan at Randolph?

For eligible service members and Veterans, VA financing may be an excellent option to investigate.

Depending on your eligibility, entitlement, lender approval and property:

🇺🇸 NO VA-REQUIRED DOWN PAYMENT MAY BE AVAILABLE

and VA loans do not require monthly private mortgage insurance.

But let's repeat the important part:

$0 DOWN DOES NOT AUTOMATICALLY MEAN $0 OUT OF POCKET.

There may still be closing costs, prepaid expenses, inspection costs, contract deposits and other transaction expenses.

Get Your COE Early

Your:

CERTIFICATE OF ELIGIBILITY

helps establish eligibility for the VA home loan benefit and provides entitlement information.

But it doesn't mean:

“You're approved for a $400,000 mortgage.”

😂

COE ≠ MORTGAGE APPROVAL.

You still need the lender to review your finances.

Already Used Your VA Loan?

That's another common PCS situation.

Maybe you currently own a home at your previous duty station.

Don't automatically think:

“I HAVE TO SELL BEFORE I CAN BUY IN SAN ANTONIO.”

Depending on your circumstances, you may have remaining entitlement available.

Some qualified borrowers can potentially have more than one VA-backed loan at the same time.

The lender needs to calculate your actual entitlement and financial qualification.

Step 7: Resale vs. New Construction

This is one reason a Randolph-area search can get interesting.

Depending on the geographic area you select and current inventory, you may have opportunities to compare:

🏠 RESALE HOMES

with:

🏗️ NEW CONSTRUCTION.

Don't automatically assume one is better.

Let's compare them.

Resale May Offer

Depending on the property:

Existing landscaping

Established improvements

Existing neighborhood infrastructure

Potential seller negotiation

and:

Different locations or home styles.

But condition varies.

That's why inspections matter.

New Construction May Offer

Depending on builder and inventory:

New systems

Modern layouts

Builder warranties

Inventory homes

Quick move-in homes

and potentially:

BUILDER INCENTIVES.

Builder Incentives Can Be Powerful—But Read the Fine Print

You might see:

SPECIAL RATE!

CLOSING COSTS PAID!

$20,000 INCENTIVE!

Great.

Now let's find out what it actually means.

😂

Promotions may depend on:

Approved credit

Preferred lender

Specific homes

Loan program

Contract timing

and:

Required closing date.

Never build your budget around an advertisement until the actual terms are verified.

A Bigger Incentive Doesn't Automatically Mean a Better Deal

Suppose:

BUILDER A

$360,000 home

$15,000 incentive

BUILDER B

$345,000 home

$7,500 incentive

Which one is better?

WE DON'T KNOW.

Compare:

Payment

Interest rate

Cash to close

Taxes

Insurance

HOA

Lot premium

Included features

Property

and:

Location.

COMPARE THE WHOLE DEAL.

Quick Move-In Homes Can Fit a PCS Timeline

If you're reporting soon, a completed or nearly completed new home may be worth investigating.

Maybe you don't have eight months to build from dirt.

😂

Depending on current inventory, builders may have homes:

Completed

Near completion

or:

Already under construction.

But verify the actual timeline before planning your move around it.

Step 8: Don't Walk Into the Builder Alone If You Want Representation

Builder sales representatives work for the builder.

If you want your own Realtor involved:

COORDINATE BEFORE YOUR FIRST VISIT OR REGISTRATION WHEN POSSIBLE.

Builder policies concerning outside-agent representation vary.

Don't assume you can visit repeatedly, register yourself and then add your Realtor later.

Step 9: What If You're Still at Your Current Duty Station?

No problem.

Your home search can start before you arrive.

We can work through:

Financing

Search criteria

Maps

Listings

Builder inventory

and:

Virtual tours.

Remote Tour Means More Than FaceTiming the Kitchen

If I'm touring a house for you, I want you to see:

Exterior

Driveway

Garage

Lot

Side yards

Backyard

Floor plan

Room sizes

Ceilings

Floors

Windows

Storage

Visible condition

and:

Anything that doesn't match the impression you got online.

Because listing photos are designed to make you say:

“WOW.”

My virtual tour needs to help you ask:

“DOES THIS ACTUALLY WORK FOR ME?”

Step 10: Don't Skip the Home Inspection

Especially when you're buying remotely.

VA APPRAISAL ≠ HOME INSPECTION.

A VA appraisal addresses valuation and applicable VA property requirements.

A professional home inspection is a different process focused on the property's accessible systems and components.

Consider both for a VA purchase.

What About New Construction?

Yes.

NEW DOES NOT MEAN PERFECT.

Human beings built the house.

😂

Inspections can still identify items that may need attention.

The appropriate inspection strategy can depend on the construction stage and transaction.

Step 11: Understand Your Texas Contract Deadlines

Once you're under contract, dates matter.

Depending on your contract, you may have deadlines associated with:

Earnest money

Option fee

Option period

Financing

Appraisal

and other contractual obligations.

Being stationed in another state doesn't extend the deadline.

WATCH THE CALENDAR.

Step 12: Get an Insurance Quote

Once you're serious about a home:

SHOP HOMEOWNERS INSURANCE.

Don't treat insurance like something you'll figure out the day before closing.

It affects:

Monthly cost

and:

Loan qualification.

Step 13: Keep Your Finances Boring

You've heard this from me before.

😂

PCS season can make your credit card scream.

Moving expenses.

Hotels.

Food.

Furniture.

Vehicles.

Deposits.

But while you're getting a mortgage:

CALL THE LENDER BEFORE MAKING BIG FINANCIAL CHANGES.

Especially before:

Opening new credit

Financing furniture

Buying a vehicle

Taking a personal loan

or making major undocumented money movements.

Step 14: Coordinate Closing With Your PCS

Let's say:

Report date: January 10

Closing: January 5

Household goods: January 12

Looks beautiful on paper.

Until something moves.

😂

Build some flexibility where possible.

Coordinate:

Travel

Temporary lodging

Closing

Possession

Household goods

and:

Report date.

Can You Close From Another State?

Potentially.

Depending on the transaction, lender, title requirements and applicable signing requirements, remote closing arrangements may be available.

If you're going to be out of state:

TELL EVERYONE EARLY.

If a Power of Attorney may be needed, have the appropriate professionals review it well ahead of closing.

Step 15: Protect Yourself From Wire Fraud

Remote buyers are handling a lot through email and phone.

So:

🚨 NEVER WIRE MONEY SOLELY BECAUSE AN EMAIL TELLS YOU TO.

Independently verify wiring instructions with the closing company using a trusted phone number.

If the instructions change unexpectedly:

STOP.

CALL.

VERIFY.

What If You're Unsure Whether to Buy?

Then don't force the decision.

Renting first can be perfectly reasonable.

Maybe you want to:

Experience the commute

Learn the metro

See properties yourself

or:

Get financially ready.

The point of starting early isn't to pressure you.

IT'S TO GIVE YOU OPTIONS.
