PCS to Fort Sam Houston: What Home Buyers Should Know

You got the orders:
PCS TO FORT SAM HOUSTON.
Welcome to San Antonio.
Now you're probably doing what every military family does after getting orders:
Open Google.
Open Zillow.
Open a map.
Then somehow end up with:
47 SAVED HOUSES IN 19 DIFFERENT PARTS OF SAN ANTONIO.
😂
Before you start choosing houses based on countertops and backyard photos, there's a better way to do this.
If you're PCSing to JBSA-Fort Sam Houston, let's build your home search around five things:
📍 DUTY LOCATION
🚗 COMMUTE
💰 PAYMENT
🏠 PROPERTY
📦 PCS TIMELINE
Then we find the house.
First: Where Is Fort Sam Houston?
Fort Sam Houston is part of Joint Base San Antonio and is located relatively close to central San Antonio.
You'll hear it called:
Fort Sam
Fort Sam Houston
JBSA-Fort Sam Houston
Unlike Lackland and Randolph, which anchor different parts of the metro, Fort Sam's location can put a broad range of San Antonio housing options into consideration depending on your own search criteria and acceptable commute.
That's both good news and bad news.
Good news:
YOU MAY HAVE OPTIONS.
Bad news:
YOU MAY HAVE A LOT OF OPTIONS.
😂
That's why we need a plan.
Step 1: Where Are You Actually Reporting?
Before we discuss where you want to live, let's get specific about work.
Ask:
Where will I normally report?
What time do I start?
Will I have early PT?
Am I working shifts?
Which installation access point will I typically use?
How much commuting am I comfortable doing?
Someone working traditional hours may evaluate a location differently from someone working rotating shifts or reporting extremely early.
BUILD THE SEARCH AROUND YOUR REAL SCHEDULE.
Step 2: Decide What “Close to Fort Sam” Means to You
This is where online searches can get misleading.
You might type:
“Homes near Fort Sam Houston”
But what does near mean?
Maybe:
10 minutes.
Maybe:
20 minutes.
Maybe:
30 minutes.
Or maybe you're willing to drive farther if the home better matches your:
Budget
Space
Lot size
Home age
Property style
or:
New-construction preference.
There isn't one correct answer.
YOU DEFINE THE COMMUTE.
Miles Don't Equal Minutes
Here's the trap.
HOUSE A
8 miles away.
HOUSE B
14 miles away.
You might automatically assume House A is the better commute.
Not necessarily.
The drive can depend on:
Road access
Highway access
Traffic
Construction
Time of day
Gate access
and your work schedule.
So when comparing homes:
CHECK THE ROUTE—NOT JUST THE DISTANCE.
Step 3: Don't Ask Me for the “Best Neighborhood”
This is important.
I don't choose where you should live.
Instead, tell me what matters to you.
Maybe that's:
Short commute
Larger house
Smaller house
One story
Large backyard
Newer construction
Older architecture
Home office
Garage
Larger lot
Access to a particular road or part of San Antonio
Then we can search objectively.
What Can We Compare?
Things like:
Price
Property taxes
HOA information
Home age
Lot size
Property features
Distance
Route options
Available inventory
New construction
and other property information.
For schools and other community factors important to you, use appropriate public and third-party resources to evaluate them according to your own priorities.
YOU CHOOSE THE AREA.
I'll help you evaluate the real estate.
Step 4: Build the Home Search With Three Lists
PCS moves create enough chaos already.
Let's not make the house search another one.
😂
Create three lists.
🔴 MUST HAVE
These are requirements.
Maybe:
3 bedrooms
2 bathrooms
Garage
Home office
Maximum payment
Buyer-selected geographic boundary
🟡 WOULD LIKE
Strong preferences.
Maybe:
One story
Fourth bedroom
Covered patio
Larger kitchen
Bigger backyard
🟢 BONUS
Things you'd love.
Maybe:
Three-car garage
Game room
Workshop
Outdoor kitchen
Pool
If the house misses one bonus item?
DON'T THROW AWAY A GREAT HOUSE OVER A POT FILLER.
😂
Step 5: Start With Payment, Not Just Price
Military buyers frequently say:
“We're looking around $400,000.”
Good starting point.
But I also want to know:
WHAT MONTHLY HOUSING COST ARE YOU COMFORTABLE WITH?
Because purchase price isn't the whole payment.
Depending on your financing and property, your housing expenses can include:
Principal
Interest
Property taxes
Homeowners insurance
Mortgage insurance when applicable
HOA dues
and other costs.
Two Houses at the Same Price Can Have Different Payments
House A:
$375,000
House B:
$375,000
Same payment?
NOT NECESSARILY.
Taxes may differ.
Insurance may differ.
HOA dues may differ.
Interest-rate incentives may differ.
Financing structures may differ.
So:
COMPARE THE WHOLE MONTHLY COST.
Step 6: Where Does BAH Fit?
Your Basic Allowance for Housing is an important piece of your military compensation.
But don't treat it like:
BAH = THE PAYMENT I SHOULD SPEND
Your personal housing budget should consider:
Income
Debt
Savings
Transportation
Utilities
Food
Family expenses
Emergency fund
and your long-term plans.
Maybe your BAH is higher than the payment you want.
Great.
YOU DON'T HAVE TO SPEND IT ALL.
😂
Step 7: Using Your VA Loan at Fort Sam?
For eligible service members and Veterans, VA financing can be worth exploring.
Depending on eligibility, entitlement, lender approval and the property:
🇺🇸 NO VA-REQUIRED DOWN PAYMENT MAY BE AVAILABLE
and:
🇺🇸 VA LOANS DO NOT REQUIRE MONTHLY PRIVATE MORTGAGE INSURANCE.
But remember our rule:
$0 DOWN ≠ $0 OUT OF POCKET.
There may still be:
Closing costs
Prepaid expenses
Inspection costs
Contract deposits
and other transaction expenses.
Get the COE—Then Get the Financial Picture
Your:
CERTIFICATE OF ELIGIBILITY
helps establish your VA home-loan eligibility and entitlement.
But your COE doesn't tell us:
“Jay, I'm approved for $425,000.”
That's the lender's job.
COE + LENDER REVIEW + YOUR PERSONAL BUDGET = SHOPPING PLAN
Already Have a VA Loan Somewhere Else?
Maybe you're PCSing from another duty station and still own your current house.
Don't automatically assume:
“I HAVE TO SELL IT BEFORE I BUY IN SAN ANTONIO.”
Depending on your entitlement and financial qualification, you may have other options.
Some eligible borrowers can potentially use remaining entitlement for another VA-backed purchase while an existing VA loan remains outstanding.
HAVE A VA LENDER RUN THE ACTUAL NUMBERS.
Step 8: Resale vs. New Construction
Fort Sam's location can give some buyers a broad range of housing styles to compare depending on their selected search area.
That can mean:
🏠 RESALE
versus:
🏗️ NEW CONSTRUCTION
becomes an important decision.
Why Consider Resale?
Depending on the property, resale can offer:
Established improvements
Existing landscaping
Different architectural styles
Potentially different locations
and:
Negotiation opportunities depending on the property and market.
But condition varies.
That's where inspection becomes important.
Why Consider New Construction?
Depending on your selected geographic search area and current builder inventory, new construction may offer:
New systems
Current layouts
Builder warranties
Quick move-in homes
and potentially:
Builder incentives.
But new construction farther from your duty location may also change your commute.
THE HOUSE AND THE LOCATION HAVE TO WORK TOGETHER.
Don't Chase an Incentive Across San Antonio
😂
This is one of those things that sounds obvious until someone sees:
“SPECIAL RATE + CLOSING COSTS!”
Then suddenly they're considering a house much farther from where they originally wanted to search.
Builder incentives can be valuable.
But compare:
Home price
Payment
Rate
Cash to close
Taxes
Insurance
HOA
Lot premiums
Included features
and:
COMMUTE.
Quick Move-In Homes and PCS Timing
If you have a shorter timeline, a completed or nearly completed new home may be worth comparing with resale.
But don't assume:
“Quick move-in means I can close next week.”
Actual timing can depend on:
Construction completion
Inspections
Appraisal
Loan
Title
and other requirements.
Verify the timeline.
Step 9: What If You're Not in San Antonio Yet?
You can still start.
We can handle much of the early process remotely:
Financing preparation
Home-search setup
Property research
Listing reviews
Builder inventory
Maps
and:
📱 VIRTUAL TOURS.
A Virtual Tour Should Show You More Than the Kitchen
If you're buying remotely, I want you to see:
Front exterior
Driveway
Garage
Side yards
Backyard
Floor plan
Room sizes
Floors
Ceilings
Windows
Storage
Utility areas
Visible property condition
and anything that looks different from the online listing.
I'll Show You the Ugly Stuff Too
😂
If there's:
Damaged flooring
Water staining
Cracked tile
Fence damage
Visible wear
A weird floor plan
or:
A backyard much smaller than the pictures suggested
you're going to see it.
THE PURPOSE OF THE VIDEO ISN'T TO SELL YOU THE HOUSE.
It's to help you evaluate it.
Step 10: Get a Professional Inspection
This is especially important if you haven't personally walked through the home.
And if you're using VA:
VA APPRAISAL ≠ HOME INSPECTION.
The VA appraisal and your professional inspection serve different purposes.
A home inspection can help you better understand the accessible condition of the property.
New House? Still Consider an Inspection
Brand new does not mean:
PERFECT.
😂
Construction involves a lot of people and a lot of moving parts.
Your inspection strategy may vary depending on the stage of construction, but don't automatically skip due diligence because nobody has lived there yet.
Step 11: Watch Your Texas Contract Deadlines
Once you're under contract:
DATES MATTER.
Depending on your contract, there may be deadlines involving:
Earnest money
Option fee
Option period
Financing
Appraisal
and other obligations.
Your PCS orders don't pause the contract.
Step 12: Shop Insurance Before the Last Minute
Once you're serious about a property:
GET A HOMEOWNERS INSURANCE QUOTE.
Insurance can affect:
Qualification
and:
Monthly housing expense.
Don't wait until closing week to discover the number is different from what you expected.
Step 13: Keep Your Finances Boring
PCS + home buying is dangerous for credit cards.
😂
You're moving.
You need furniture.
Maybe appliances.
Maybe another vehicle.
Maybe you're putting travel expenses on a card.
But while your mortgage is being processed:
CALL YOUR LENDER BEFORE TAKING ON NEW DEBT.
That includes:
Auto financing
Furniture financing
New credit cards
Personal loans
and other significant financial changes.
Step 14: Coordinate Closing With Your PCS
Ideally:
Orders
Travel
Closing
Household goods
Report date
all line up perfectly.
And unicorns deliver your furniture.
😂
Build flexibility.
Closings can change.
Military schedules can change.
Coordinate your:
Closing date
Possession
Temporary lodging
Travel
Household-goods delivery
and:
Report date.
Can You Close From Somewhere Else?
Potentially.
Remote signing options may be available depending on the transaction, lender, title company and applicable requirements.
Military households may also sometimes use an approved Power of Attorney.
But:
DON'T ASSUME YOUR POA IS ACCEPTABLE.
Get it reviewed ahead of time.
Step 15: Protect Yourself From Wire Fraud
This one is serious.
Remote buyers often rely heavily on email.
Criminals know that.
🚨 NEVER SEND MONEY BASED SOLELY ON EMAILED WIRING INSTRUCTIONS.
Independently verify instructions with the closing company through a trusted phone number.
Unexpected change?
STOP. CALL. VERIFY.
What If You'd Rather Rent First?
That's completely reasonable.
Maybe you want to:
Experience San Antonio
Test your commute
Explore properties yourself
Improve your financial position
or simply:
NOT BUY A HOUSE WHILE YOU'RE STILL PACKING BOXES IN ANOTHER STATE.
😂
Buying remotely is an option.
It isn't an obligation.

What I Need From You
If you're PCSing to Fort Sam Houston, send me:
Current duty station
Report date
Approximate budget or comfortable payment
VA or other financing
Desired commute
and:
Your top three home requirements.
That's enough to start building the search.
The Bottom Line
PCSing to Fort Sam Houston doesn't mean you need to know San Antonio before you start.
You just need to know:
📍 WHERE YOU'RE REPORTING
🚗 WHAT COMMUTE YOU'RE COMFORTABLE WITH
💰 WHAT PAYMENT FITS
🏠 WHAT YOU WANT IN THE HOUSE
and:
📦 WHEN YOU NEED TO MOVE.
Then we can work backward from there.
Don't choose a house because somebody online told you:
“That's where everybody stationed at Fort Sam lives.”
CHOOSE BASED ON YOUR OWN PRIORITIES.
That's the plan.
