How Far in Advance of a PCS Should You Start House Hunting?

by Jay Lopez

How Far in Advance of a PCS Should You Start House Hunting?

PCS orders hit.

You know you're heading to San Antonio.

And one of the first questions becomes:

โ€œWHEN SHOULD I START LOOKING FOR A HOUSE?โ€

Six months out?

Three months?

Wait until you're 30 days away?

Or just show up in San Antonio, grab a hotel room, and hope for the best?

๐Ÿ˜‚

Here's the answer:

START PLANNING EARLY.

But that does not necessarily mean you should start making offers six months before your move.

There's a big difference between:

PREPARING TO BUY

and:

BEING READY TO BUY.

For most military buyers, I like thinking about the PCS home-buying process as a countdown.

๐Ÿ‡บ๐Ÿ‡ธ THE PCS HOME-BUYING COUNTDOWN

6+ MONTHS OUT

BUILD THE PLAN

90โ€“120 DAYS OUT

GET FINANCIALLY READY

60โ€“90 DAYS OUT

GET SERIOUS

30โ€“60 DAYS OUT

SHOP + EXECUTE

FINAL 30 DAYS

CLOSE + MOVE

Those aren't guaranteed timelines.

Your orders, financing, current housing, report date, available inventory, property and contract can change the schedule.

But the framework can keep you from starting too late.

6+ Months Before PCS: Build the Plan

If you know San Antonio is coming, there's no reason to wait until the moving truck shows up.

At six months out, I'm not necessarily telling you:

โ€œLet's go buy a house today.โ€

I'm saying:

LET'S FIGURE OUT WHAT NEEDS TO HAPPEN BETWEEN NOW AND THEN.

Start With Your Orders and Duty Location

Are you headed to:

โœˆ๏ธ JBSA-Lackland?

โœˆ๏ธ JBSA-Randolph?

๐Ÿ‡บ๐Ÿ‡ธ JBSA-Fort Sam Houston?

That matters.

JBSA isn't one little installation sitting in the middle of San Antonio.

Your duty location can significantly change the geographic area you may want to consider.

Then Figure Out Your PCS Timeline

Write down:

Report date

Estimated departure date

Leave

Household-goods schedule

Temporary lodging

Current lease expiration

or:

Current home-sale plans.

Now we have something to work backward from.

Six Months Out Is a Great Time to Review Your Finances

You don't need to obsess over houses yet.

Look at:

Credit

Debt

Savings

Income

Monthly obligations

Cash reserves

Expected moving expenses

If something needs attention, six months gives you more room than six weeks.

Don't Try to โ€œFixโ€ Credit Randomly

This is important.

Don't start:

Closing accounts

Opening new cards

Paying off random debts

or:

Moving large amounts of money around

because someone on social media said it would boost your mortgage score.

๐Ÿ˜‚

Talk with a qualified lender first.

A lender can help identify whatโ€”if anythingโ€”actually needs attention.

What About Your VA Benefit?

If you're planning to use VA financing, this is also a good time to understand:

Your eligibility

Certificate of Eligibility

Entitlement

Whether you've used VA before

and:

Whether another VA-backed loan is still outstanding.

You don't need to guess.

Already Own a House With a VA Loan?

This is especially important for military homeowners.

A PCS doesn't automatically mean you must sell your current house.

Depending on your situation, you may consider:

Selling it

Keeping it

Renting it

An approved loan assumption

or potentially:

Buying again using remaining/restored entitlement.

Each choice has financial and VA-entitlement implications.

Start evaluating it early.

4โ€“6 Months Out: Learn San Antonio

Now we start answering:

โ€œWHAT DOES MY HOME SEARCH ACTUALLY LOOK LIKE?โ€

Not:

โ€œWhat's the best neighborhood?โ€

Instead:

โ€œWhat locations fit my priorities?โ€

Build Your Location Criteria

Think about:

Duty location

Commute tolerance

Budget

Home type

Lot size

New construction vs. resale

Access to places important to your household

and other buyer-selected factors.

For schools and community information, use appropriate public and third-party resources to evaluate the factors important to you.

Don't Fall in Love With Listings Yet

Four months before your move, you may see:

THE PERFECT HOUSE.

Beautiful kitchen.

Big backyard.

Three-car garage.

Exactly the price you want.

And...

it's under contract before you're ready.

๐Ÿ˜ญ

That's normal.

At this stage, listings are useful for learning.

You're studying:

What your money buys

What areas have inventory

What floor plans you like

What you don't like

How property taxes and HOAs affect the numbers

You're learning the marketโ€”not choosing the house yet.

90โ€“120 Days Before PCS: Talk Seriously With a Lender

Now things start getting real.

This is a good window to have a more serious financing conversation based on your actual PCS timing.

The lender can help you understand:

Potential loan programs

Documentation

Credit

Debt-to-income considerations

Estimated cash needs

Comfortable purchase range

and:

Estimated monthly payment.

Pre-Approval Timing Matters

A pre-approval isn't something I'd automatically tell you to get a year before you're shopping.

Financial documents and credit information can need updating.

Instead:

COORDINATE THE TIMING WITH YOUR LENDER AND YOUR ACTUAL SHOPPING WINDOW.

The goal is to have your financing ready when you're ready to make offers.

Don't Shop Based on Maximum Approval

Your lender might say:

โ€œYou could potentially qualify up to $X.โ€

That doesn't mean:

YOU SHOULD SPEND $X.

๐Ÿ˜‚

Your personal budget matters.

Ask:

โ€œWhat payment am I actually comfortable making every month?โ€

Then work backward.

Remember the Full Payment

Depending on your property and financing, your housing expenses may include:

Principal

Interest

Property taxes

Homeowners insurance

Mortgage insurance when applicable

HOA dues

and other expenses.

For military buyers:

BAH IS A BUDGET INPUT.

It isn't automatically your mortgage budget.

90 Days Out: Build the Real Home Search

Now we're getting closer.

At this point, we should know:

Where you're reporting

Approximate budget

Comfortable payment

Financing

Desired commute

Home requirements

and:

PCS timing.

Now I can build a much tighter search.

Use the Three-List System

๐Ÿ”ด MUST HAVE

Things the house needs.

๐ŸŸก WOULD LIKE

Things you strongly prefer.

๐ŸŸข BONUS

Things you'd love but don't need.

This prevents:

PCS HOUSE-HUNTING CHAOS.

๐Ÿ˜‚

60โ€“90 Days Out: Start Watching Homes Closely

Now we're not just learning.

We're watching for:

REAL OPPORTUNITIES.

That can include:

Resale homes

Completed new construction

Quick move-in homes

and potentially:

Homes nearing completion.

New Construction Can Be Worth Watching Early

A builder may have a home that's:

Under construction

Almost finished

or:

Completed and available.

Depending on your timeline, one of those might line up with your PCS.

But:

DON'T TRUST AN ESTIMATED COMPLETION DATE LIKE IT'S CARVED IN STONE.

๐Ÿ˜‚

Construction schedules can change.

What About Builder Incentives?

Depending on current promotions, builders may offer incentives involving:

Closing costs

Interest rates

Rate buydowns

Price reductions

or:

Upgrades.

But always verify the conditions.

A promoted incentive may depend on:

Property

Preferred lender

Approved credit

Loan program

and:

Closing timeline.

60 Days Out: This Is Where Remote Buying Gets Powerful

Still stationed somewhere else?

That's okay.

๐Ÿ“ฑ WE CAN TOUR HOMES REMOTELY.

A detailed virtual walkthrough can help you evaluate properties before you arrive.

And I don't just show:

Kitchen.

Living room.

Backyard.

Done.

๐Ÿ˜‚

A Remote Tour Should Show the Stuff You Can't See Online

That includes:

Street view

Exterior

Driveway

Garage

Side yards

Backyard

Visible grading

Floor plan

Room dimensions

Floors

Ceilings

Storage

Visible wear

and anything that seems different from the listing photos.

YOU NEED INFORMATIONโ€”NOT A SALES VIDEO.

30โ€“60 Days Out: Be Ready to Act

If the right property appears and you're financially and personally ready, this may be when the process becomes much more active.

That can mean:

Offer

โฌ‡๏ธ

Contract

โฌ‡๏ธ

Inspection

โฌ‡๏ธ

Appraisal

โฌ‡๏ธ

Financing

โฌ‡๏ธ

Insurance

โฌ‡๏ธ

Closing

But exact timing varies by transaction.

Don't Build Your PCS Around a Guaranteed Closing Date

There are a lot of moving pieces.

A closing can be affected by:

Financing

Appraisal

Repairs

Title

Insurance

Property issues

and other transaction-specific circumstances.

So whenever possible:

BUILD SOME FLEXIBILITY INTO THE MOVE.

Once You're Under Contract, Watch the Clock

Texas contracts can include important deadlines.

Depending on your contract, these may involve:

Earnest money

Option fee

Option period

Financing

Appraisal

and other obligations.

Your Realtor and lender should help you track the applicable deadlines.

Get the Home Inspected

Even if you're 1,000 miles away.

And if you're using VA:

๐Ÿ‡บ๐Ÿ‡ธ VA APPRAISAL โ‰  HOME INSPECTION.

They serve different purposes.

Don't assume the VA appraisal replaces your own due diligence.

What If It's Brand-New Construction?

Still consider an appropriate inspection strategy.

New doesn't mean perfect.

It means:

NEW.

๐Ÿ˜‚

30 Days Out: Closing Mode

Now the focus shifts.

You're coordinating:

Final loan requirements

Insurance

Appraisal items

Contract obligations

Closing

Travel

Household goods

Temporary lodging

and:

Report date.

Welcome to PCS season.

๐Ÿ˜‚

Keep Your Finances Boring

This becomes extremely important near closing.

Don't celebrate the new house by immediately financing:

๐Ÿš™ A NEW TRUCK

๐Ÿ›‹๏ธ $8,000 OF FURNITURE

๐Ÿ’ณ THREE NEW CREDIT CARDS

before the mortgage closes.

Your lender may reverify financial information.

Before making a significant financial move:

CALL YOUR LENDER.

What If You're Closing Before You Arrive?

Depending on your transaction, remote signing arrangements may be possible.

Military households sometimes also consider a Power of Attorney when appropriate.

But:

COORDINATE THIS EARLY.

Lender, title and legal requirements can affect what's permitted.

Don't wait until the night before closing.

And Please Watch for Wire Fraud

PCS buyers conduct a lot of business remotely.

That makes this especially important.

๐Ÿšจ NEVER WIRE MONEY SOLELY FROM INSTRUCTIONS IN AN EMAIL.

Independently confirm wiring instructions with the closing company through a trusted phone number.

Unexpected change?

STOP. CALL. VERIFY.

What If You Only Have 30 Days Before PCS?

First:

DON'T PANIC.

๐Ÿ˜‚

It doesn't automatically mean you can't buy.

But your choices may need to be more focused.

You may prioritize:

Existing resale inventory

Completed new construction

Quick move-in homes

rather than:

Starting a new build from dirt.

You also need to get financing moving quickly.

What If You Have Only Two Weeks?

Then the first question isn't:

โ€œWhich house should I buy?โ€

It's:

โ€œDOES BUYING RIGHT NOW MAKE SENSE?โ€

You may decide to:

Use temporary lodging

Rent

Buy after arrival

or pursue a property if your circumstances and transaction realistically support it.

DON'T FORCE A HOUSE INTO A PCS DEADLINE.

What If You Have 12 Months?

Fantastic.

But don't spend 12 months obsessively refreshing Zillow.

๐Ÿ˜‚

Use that time strategically.

Months 12โ€“6:

Finances + planning.

Months 6โ€“4:

Research + education.

Months 4โ€“3:

Lender + criteria.

Months 3โ€“2:

Focused search.

Final 60 days:

Execute when ready.

That's a much healthier process.

So When Should You Contact a Realtor?

BEFORE YOU'RE READY TO BUY.

That's the part I want military buyers to understand.

You don't have to call me and say:

โ€œJay, I need a house tomorrow.โ€

You can call and say:

โ€œJay, I PCS to Randolph in six months. What should I be doing?โ€

Perfect.

Now we have time.

The Bottom Line

How far in advance should you start house hunting before a PCS?

Don't think of it as one date.

Think:

PLAN EARLY.

PREPARE 3โ€“6 MONTHS OUT.

GET SERIOUS AROUND 60โ€“90 DAYS OUT.

EXECUTE WHEN YOUR FINANCES, ORDERS, TIMELINE AND THE RIGHT PROPERTY ALIGN.

Sometimes that's earlier.

Sometimes it's later.

And sometimes the smartest decision is to arrive first and buy afterward.

The goal isn't:

BUY BEFORE PCS.

The goal is:

BE READY BEFORE PCS.
